This
is probably the best view to show the double windows that are over the
sink in the kitchen. This is also a small room, not more than a hallway.
It faces the neighbor's property (he wants to build a fence), and needs
most of the repairs to the house. It needs a redoing of the entire sink
area, possibly new cabinets, and possibly new appliances. The floor might
or might not be OK. To the left of the refrigerator in the floor plan
is the entrance to the bathroom. Hence kitchenette and bath will probably
be worked on as one unit. The main thing is to stabilize the plumbing,
get wiring up to code, and secure and sanitize the building. The needed
roofwork and rodent/pest control must be done also as a primary function
so that the building is dry to work in. But it looks like most of the
health hazards that were a result of poor housekeeping were centered in
these rooms (kitchenette & bath) with debris thrown around the rest
of the house. But I can not extrapolate about this as there have been
at least 3 other people that have bid on the house and might have done
some initial attempts at cleaning before giving up. Also the lady might
have been in the middle of a massive "look-through" for something
when the relative visited unannounced and started the process that resulted
in the city condemning the house and removing the owner and then taking
ownership for a year or so of back taxes. The stove and refrigerator probably
will need to be replaced. I am not so certain about how much I would use
an oven. There might be some sense in an electric cook-top that could
be plugged into a dedicated receptacles and put on the kitchen counter
for such an occasional usage. If there is room and such I could use the
microwave/convection oven I have and that would take care of my occasional
usage of an oven to bake cookies, etc. About 99.5% of all my cooking needs
are with the microwave nowadays. I would only use the hot-plate for soup
or tea, or maybe frying something. That would mean that a small table
(such as I already own) could be placed there. The table I have can be
rolled out into the center of the room and has two fold down leaves and
stores 4 folding wooden chairs in it. Hence it would be (with leaves folded)
enough for normal usage, one leaf up to eat, and two leaves up for company,
placing it in the middle of the kitchen area, or against the wall as the
previous owners had. The point is that with the removal of the stove (or
placing it down cellar) we could free up space and remove obstacles to
a through passage. There are lots of possibilities. One person said the
kitchen is so small, but I thought about it and the space is about the
same as a kitchen/dining area in many homes, it just is that this is only
the 9x7 foot area that the appliances are in. It is a u shaped functionality
and I am suggesting a "L" shaped functionality by replacing
the stove with a table for eating/study, etc. Then I might want to install
more cupboard space.
